Tatton Estate at UKREiiF 2025 – Reflections, highlights and what comes next

As the buzz of UKREiiF 2025 settles, we’re taking time to reflect on a fantastic week in Leeds. Representing Tatton Estate, we were proud to join more than 16,000 delegates for three days of discussion, insight and inspiration across the real estate, investment and infrastructure sectors.

From canal boat journeys to high-level government engagement, this year’s forum delivered on every level, proving once again why UKREiiF is the place to be for those committed to shaping the future of our places.


Why UKREiiF Matters

UKREiiF continues to be exactly the event the UK property industry needs. It brings together people who want to make a difference, all under one roof in one of the most dynamic cities in the North.

It’s not just about development, it’s about investment, regeneration, community and creating places where people want to live, work and thrive. For Tatton Estate, it’s an essential opportunity to showcase our values, projects and ambition, while listening and learning from peers, partners and policymakers.

A Northern Powerhouse Moment

One of the most powerful moments came early in the week, as eight Northern mayors – representing a range of political parties – stood shoulder to shoulder to launch the concept of the “Great North”.

From Andy Burnham and Tracy Brabin to Ben Houchen and new Reform representation, this cross-party show of unity set the tone for the days ahead. It sent a clear message to government, investors and industry: the North is ready. And the time for investment is now.

As an estate deeply embedded in the North West, Tatton Estate is proud to be part of this wider regional story – one of ambition, unity and momentum.

Government on the Ground

It was encouraging to see the Deputy Prime Minister attend in person on Monday, reinforcing government support for growth, planning and regional regeneration.

Throughout the week, we saw active engagement from Whitehall – a strong signal that the property sector and particularly northern development, remains on the government’s agenda.

This kind of presence helps translate policy into practice and gives developers more confidence that the national picture is moving in a direction that supports what we are building locally.

Real Conversations and Genuine Connections

Some of the best moments came from spontaneous chats, the kind you can’t plan. This year, we connected with:

  • Surveyors with deep expertise in heritage sites
  • Leisure and retail specialists exploring new models of tenant attraction
  • Sports infrastructure partners working with us to improve local facilities
  • Innovative placemakers rethinking the role of retirement living and intergenerational design

There’s no substitute for face-to-face time with people who get what you’re trying to do. The energy around place-based development felt stronger than ever and so did the appetite for collaboration.

A Thank You to Graham Sant

A very special thank you to Graham Sant of BWB Consulting, who has been instrumental in supporting our partners at Westmorland with the Tatton Service application.

Graham’s connection to Tatton goes far beyond his professional role. His family has been linked to the estate for generations – his father was a former estate foreman and his relatives still live locally. We shared fond memories of farming, fishing and evenings in Knutsford. It’s that combination of technical excellence and genuine place-based legacy that makes Graham’s involvement so meaningful.

First-Timers and Long-Term Friends

It was a real pleasure to welcome Nabil and Neil from Westmorland, to their first UKREiiF. They took part in investor sessions and we were able to catch up about the next phase of our joint ambitions.

Seeing friends, old and new, sharing ideas and experiences reminded us how much of our success is built on relationships. At Tatton Estate, we know that trust, shared values and long-term vision are the cornerstones of any great partnership.

Local Authorities Leading the Way

We were impressed by the strong presence of Cheshire East Council, showcasing the high-quality development opportunities coming through the pipeline. It was also great to see Cheshire West and Warrington pushing forward with their case for devolution – a hot topic across the halls.

Devolution is more than politics. It’s about unlocking tools and powers for local places to succeed. We’ll be supporting and watching with interest to see how these plans evolve.

Candid Conversations on the Big Issues

There was no avoiding the key challenges facing the sector from funding constraints to delivery viability in a high interest rate environment. But the conversations were honest, solutions-focused and collaborative.

We heard thought-provoking talks on intergenerational housing, technology, sustainability and what true placemaking looks like in a rapidly changing world. The level of innovation and optimism was uplifting, even in the face of tough conditions.

The Spirit of the North

More than any single announcement or panel, what stood out most was the collective energy and unity around the North. It felt like something has shifted.

There’s a growing belief that the North of England can lead the UK in building better, more inclusive and sustainable places and that the investment case for doing so is stronger than ever.

Tatton Estate is proud to stand alongside others making that vision a reality.

What Comes Next?

We’ve come back from Leeds with renewed energy, new contacts and some big ideas. Over the coming weeks we’ll be:

  • Following up with new partners to explore collaboration
  • Progressing planning and infrastructure work across our Estate
  • Supporting the conversations on devolution and regional opportunity
  • Continuing to champion high-quality, community-first development
